Tokyo Real Estate · Investment Advisory
I'm Joey. 21 years in Japan, 15 of them at major Tokyo real estate firms. For clients living abroad, I view, assess and safeguard on the ground in Tokyo.
About
I came to Tokyo in 2005, back when translation apps didn't exist. From not speaking the language to 15 years inside Japan's major real estate firms — I've walked through every pitfall a buyer can face.
In overseas property, the costliest thing is never the home itself — it's the information gap and the risk of being misled. My job is to turn 21 years of on-the-ground judgment into something you can decide on with confidence.
Chinese, English, Cantonese, Japanese — no barriers. Every question you ask, I answer honestly, in a language you understand.
What I share
The real logic of Tokyo property: the rental-yield trap, currency vs. asset, and how top buyers preserve capital.
21 years of real daily life in Japan — the systems, the culture, the things no guidebook tells you but living here does.
Language can be translated; culture and trust take time. In cross-border buying, the hard part isn't finding a home — it's finding someone to trust.

How I help
Based on your goal — living, rental income, or asset allocation — we analyse area, market and timing before viewing a single property.
You're abroad; I'm on site. I check condition, surroundings and building management in person — the details photos never show.
Price, contract, financing and tax — coordinated end to end, using local experience to avoid the traps overseas buyers fall into.
Closing is just the start. Tenant sourcing, day-to-day management and eventual resale — ongoing support so your asset stays worry-free.
Throughout, in Chinese, English, Cantonese or Japanese — whichever language feels safest to you.
